SCHEDULE OF MINIMUM ESCROW FEES
(Rates Effective 05/11/2009 - Last Change Date 05/01/2008)

Escrow fees are customarily paid in equal one-half shares by the Buyer and Seller with the exception of VA guaranteed loans which require the Seller to pay this charge in full.

Refinance Rates: 70% of total fee plus tax, includes 2 payoffs (a surcharge will be added for additional payoffs.) Note: MINIMUM FEE IS $250.00 + TAX

Note 1: Multiple residential refinance transactions with the same lender are a flat fee of $340.00 plus tax, which includes an e-mail doc fee, package, payoffs, wire and courier fees for loans up to and including $500,000.00.

Special Note: Rates may be negotiated for multiple transactions, within the same subdivision, volume business transactions, as well as transactions which do not require full escrow services. Additional charges may be made for unusually involved escrows to provide adequate payment for work done and costs advanced. Cancellation fees may apply if escrow is cancelled to reimburse for all costs incurred and work performed.

1031 Tax Deferred Exchanges, Commercial/Personal Property Sales and other specialized or substantially involved transactions may be subject to additional charges.
